Terms of Service
The terms that govern your use of sitetwin.store, our private utility locating, GPR, and concrete scanning services, and BumpGuard product purchases.
Effective Date: July 9, 2026
These Terms of Service ("Terms") govern your access to and use of sitetwin.store (the "Site") and any services, quotes, field work, reports, deliverables, or products (including BumpGuard) provided by SiteTwin LLC ("SiteTwin," "we," "us," or "our"), a private utility locating, GPR scanning, and concrete scanning provider based in Travis County, Texas.
By visiting the Site, submitting a form, requesting a quote, engaging SiteTwin for services, or purchasing a product, you agree to be bound by these Terms. If you do not agree, do not use the Site or our services.

1Description of Services
SiteTwin provides private utility locating, ground penetrating radar (GPR) scanning, concrete scanning, and GPS/GIS mapping services for contractors, engineers, surveyors, and property owners across Texas ("Services"). SiteTwin also sells physical products, including the BumpGuard GPS equipment protector, through the Site.
2Service Scope & Limitations
Private utility locating and GPR/concrete scanning are investigative, not exhaustive, processes. SiteTwin uses industry-standard equipment and trained technicians to identify and mark detectable subsurface utilities, structures, or conditions within the scope of the specific job requested. However:
- Some utilities and structures — including non-metallic, non-conductive, deeply buried, abandoned, undocumented, or improperly installed lines — may not be detectable by GPR or electromagnetic locating methods under all soil, moisture, or site conditions.
- SiteTwin's findings are based on the methods, equipment, and site access available at the time of the site visit, and on any records, utility maps, or 811 tickets made available to us. We do not guarantee the completeness or accuracy of third-party records.
- A SiteTwin locate or scan is not a substitute for calling 811 or complying with applicable state one-call/damage prevention laws before excavation.
- Markings, flags, paint, and reports are advisory. Final verification (such as hand-digging, vacuum excavation, or pot-holing) before mechanical excavation, boring, coring, or drilling near marked or reported locations remains the responsibility of the client and its contractors.
3Client Responsibilities
When you engage SiteTwin for Services, you agree to:
- Provide accurate site access, project scope, and site contact information;
- Submit or confirm any required 811/one-call ticket(s) before field work begins, unless SiteTwin has expressly agreed in writing to handle this on your behalf;
- Ensure a safe, accessible work site for field crews, including disclosure of known hazards;
- Independently verify locate marks and scan findings before excavation, trenching, boring, coring, or drilling;
- Review deliverables promptly and notify SiteTwin of any discrepancy before relying on them for construction decisions.
4Text Messaging (SMS) Terms
SiteTwin LLC sends text message updates and responses to utility mapping and locating customers about pricing and products offered at https://sitetwin.store.
When you opt in to the service, we may send you a message to confirm your signup. Message and data rates may apply. Message frequency varies. Text "HELP" for help. Text "STOP" to cancel.
You can cancel this service at any time. Just text "STOP" to 512-968-5660. After you send the message "STOP" to us, we will reply to confirm that you have been unsubscribed. After this, you will no longer receive messages from us. If you want to join again, just sign up as you did the first time, and we will start sending you messages again.
If at any time you forget what keywords are supported, just text "HELP" to 512-968-5660. After you send the message "HELP" to us, we will respond with instructions on how to use our service and how to unsubscribe.
Participating carriers: AT&T, Verizon Wireless, Sprint, T-Mobile, U.S. Cellular, Boost Mobile, MetroPCS, Virgin Mobile, Alaska Communications Systems (ACS), Appalachian Wireless (EKN), Bluegrass Cellular, Cellular One of East Central, IL (ECIT), Cellular One of Northeast Pennsylvania, Cricket, Coral Wireless (Mobi PCS), COX, Cross, Element Mobile (Flat Wireless), Epic Touch (Elkhart Telephone), GCI, Golden State, Hawkeye (Chat Mobility), Hawkeye (NW Missouri), Illinois Valley Cellular, Inland Cellular, iWireless (Iowa Wireless), Keystone Wireless (Immix Wireless/PC Man), Mosaic (Consolidated or CTC Telecom), Nex-Tech Wireless, NTelos, Panhandle Communications, Pioneer, Plateau (Texas RSA 3 Ltd), Revol, RINA, Simmetry (TMP Corporation), Thumb Cellular, Union Wireless, United Wireless, Viaero Wireless, and West Central (WCC or 5 Star Wireless).
Carriers are not liable for delayed or undelivered messages.

5Quotes, Scheduling & Cancellations
Quotes provided through the Site's "Request a Quote" form, by phone, or by email are estimates based on the information available at the time and are subject to confirmation once project scope and site conditions are verified. Scheduling is subject to crew and equipment availability.
Placeholder — confirm with SiteTwin's actual policy: Cancellations or reschedule requests should be made at least 24 hours before the scheduled appointment. Late cancellations, no-access, or same-day cancellations may be subject to a trip or dispatch fee. Update this section with your real cancellation window and fee amount before publishing.
6Payment Terms
Placeholder — confirm with SiteTwin's actual policy: This section assumes standard invoicing terms. Replace with your actual deposit, due-on-receipt, or Net terms policy, and any late payment fee, before publishing.
Unless otherwise agreed in writing or on an invoice, payment for Services is due upon completion of work or per the terms stated on your invoice or service agreement. SiteTwin may require a deposit before scheduling for certain projects. Late payments may be subject to a late fee and may result in delayed delivery of reports, maps, or files until payment is received. SiteTwin reserves the right to suspend future work for accounts with unpaid balances.
7Deliverables & Permitted Use
Reports, PDF maps, KMZ files, GIS data, and other deliverables ("Deliverables") are prepared for the specific client and project for which they were requested. Deliverables are provided for the client's internal project planning and excavation-safety purposes and may not be resold, sublicensed, or represented as a substitute for a formal subsurface utility engineering (SUE) certification unless expressly agreed in writing. SiteTwin is not responsible for use of Deliverables on projects, sites, or timeframes other than those for which they were originally prepared, or after site conditions have changed.
8BumpGuard Product Purchases
BumpGuard units are sold through the Site via a hosted checkout page operated by our payment processor, Stripe. By purchasing a BumpGuard, you agree to Stripe's applicable terms for payment processing in addition to these Terms.
- Pricing: Prices are as listed at checkout and are subject to change without notice.
- Shipping: BumpGuard typically ships within 3–5 business days. Shipping timeframes are estimates and not guaranteed.
- Returns & exchanges: Governed by our separate BumpGuard Return & Refund Policy, which is incorporated into these Terms by reference.
- Bulk orders: Discounted bulk pricing is available on request and confirmed separately at the time of order.
9Website Use
You agree not to: misuse the contact form, quote request form, or chat assistant to submit false, abusive, or fraudulent information; attempt to interfere with or disrupt the Site or its underlying infrastructure; scrape, harvest, or extract data from the Site by automated means without permission; or use the Site for any unlawful purpose.
10Intellectual Property
All content on the Site — including text, graphics, logos, photos, and the SiteTwin name and marks — is owned by or licensed to SiteTwin and is protected by applicable intellectual property laws. You may not copy, reproduce, or use SiteTwin's content or branding without prior written permission, except as necessary to view the Site for its intended purpose.
11Third-Party Services
The Site relies on third-party services to operate, including Durable (hosting), CallRail (call tracking and recording), LeadConnector/HighLevel (quote form and CRM), Google reCAPTCHA (spam prevention), and Stripe (payment processing for BumpGuard). Your use of these features is also subject to the applicable third party's own terms. SiteTwin is not responsible for outages, errors, or data handling by third-party providers outside our control.
12Disclaimer of Warranties
THE SITE, SERVICES, AND DELIVERABLES ARE PROVIDED "AS IS" AND "AS AVAILABLE." TO THE FULLEST EXTENT PERMITTED BY LAW, SITETWIN DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. SITETWIN DOES NOT WARRANT THAT UTILITY LOCATING, GPR SCANNING, OR CONCRETE SCANNING SERVICES WILL DETECT EVERY SUBSURFACE UTILITY, STRUCTURE, VOID, OR CONDITION AT A GIVEN SITE.
13Limitation of Liability
Flagging this clearly: this is the single most important section of this document for a company doing subsurface utility work, and it should not go live without a Texas-licensed attorney reviewing the liability cap, exclusions, and how they interact with your insurance/bond coverage. The draft below is a common industry starting point, not a substitute for that review.
TO THE FULLEST EXTENT PERMITTED BY LAW, SITETWIN'S TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATED TO THE SERVICES, DELIVERABLES, THE SITE, OR PRODUCT PURCHASES — WHETHER BASED IN CONTRACT, TORT (INCLUDING NEGLIGENCE), STRICT LIABILITY, OR OTHERWISE — SHALL NOT EXCEED THE TOTAL FEES PAID BY THE CLIENT TO SITETWIN FOR THE SPECIFIC SERVICE OR PRODUCT GIVING RISE TO THE CLAIM.
SITETWIN SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING LOST PROFITS, PROJECT DELAYS, OR THIRD-PARTY CLAIMS, EVEN IF SITETWIN HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. NOTHING IN THIS SECTION IS INTENDED TO LIMIT LIABILITY FOR GROSS NEGLIGENCE, WILLFUL MISCONDUCT, OR ANY LIABILITY THAT CANNOT BE LIMITED UNDER APPLICABLE TEXAS LAW.
14Indemnification
You agree to indemnify and hold SiteTwin, its owners, employees, and field crews harmless from any claims, damages, losses, or expenses (including reasonable attorneys' fees) arising from your breach of these Terms, your excavation or construction activity, your failure to independently verify locate marks or Deliverables before excavation, or your misuse of the Site or Services.
15Governing Law & Disputes
These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles. Any dispute arising out of or relating to these Terms, the Services, or the Site shall be resolved in the state or federal courts located in Travis County, Texas, and you consent to the personal jurisdiction of those courts.
If you'd prefer to route disputes to arbitration instead of court, that's a separate clause your attorney can add — it changes your legal exposure and isn't something to default into without deciding on purpose.
16Termination
SiteTwin may decline, suspend, or terminate service to any client or website user who violates these Terms, provides false information, or creates unsafe conditions for our field crews. You may stop using the Site at any time. Sections intended to survive termination — including Limitation of Liability, Indemnification, Intellectual Property, and Governing Law — remain in effect after termination.
17Changes to These Terms
We may update these Terms from time to time. The "Effective Date" at the top of this page reflects the last revision. Continued use of the Site or continued engagement of Services after changes are posted constitutes acceptance of the updated Terms.
